Assessment of Small Housing Sites

In the preparation of the Redcar and Cleveland Local Development Framework, the Council has to ensure that there is sufficient land available for additional new housing development. Most new housing will be on large sites (suitable for ten or more dwellings). These are being assessed through the Strategic Housing Land Assessment which you can view on the following webpage:

In addition, the Council is reviewing the Development Limits around the smaller towns and villages to consider whether there are any small sites suitable for less than ten dwellings. A number of small sites have been put forward by landowners and / or developers. The Council is asking local communities for their views on these sites.

The majority of the towns and villages in Redcar & Cleveland have Development Limits which are shown on the adopted Local Plan (1999) Proposals Map,
but they may need to be extended to allow some housing development to take place in the future. The areas where the development limits may be extended to accommodate new small scale housing sites are:

In some villages there are no Development Limits. This means that new housing is presently only allowed in exceptional circumstances. The Council is consulting local communities to ask for their views on whether any new housing should be built in these villages on these sites put forward by landowners.
